DISCOVER THE COLORFUL NEIGHBORHOODS OF BOULDER
Central Boulder
Within Central Boulder lies the original 1880's Boulder Downtown located on Pearl Street. In the 1980's, several blocks of Pearl Street were closed to traffic and converted into the pedestrian Pearl Street Mall. You will find many restaurants, boutique shops, art galleries, bookstores, espresso cafes and "street performers" along the Pearl Street Mall. You will also find Boulder's most expensive condos. The immediate area surrounding Pearl Street is home to a myriad of events, including the Boulder Farmers Market and seasonal festivals.
On the eastern edge of Central Boulder lies the redeveloped 29th Street Mall. On the northern border you will find the North Boulder Recreation Center. North of Pearl Street you will find quaint neighborhoods with neigborhood grocers, bakeries, cafes, etc. Just to the south of Central Boulder lies the University of Colorado at Boulder and all that a major university has to offer.
If you are someone that enjoys walking or biking to shopping, festivals, cafes, bookstores, etc, there is no other location like Central Boulder! Click for photos and more...
East Boulder
East Boulder is home to a number of community facilities such as Boulder Community Foothills Hospital, the Boulder County Recycling Center and the City of Boulder Flatirons Golf Course. The East Boulder Community Park with its accompaning lake, walking / biking trails and endless ball fields is a hub of activity every day, year-around.
The further east that you travel in East Boulder, the more rural the feeling. You will find horse properties and mini-ranches. Inter-woven through-out East Boulder you will find "established" areas, recent development and "redevelopment" of existing areas. East Boulder has much to offer in the way of recreation and services.
If you want spectacular views of the Front Range of the Rocky Mountains, it is hard to find a better vantage point then East Boulder! Click for photos and more...
Northeast Boulder - City
Northeast Boulder is comprised of two-distinct areas separated by sparsely-populated Open Space. I refer to these areas as Northeast Boulder - City and Northeast Boulder - Gunbarrel. The "Diagonal Highway", which originates in Northeast Boulder - City, passes along the western border of Northeast Boulder - Gunbarrel on its way to the City of Longmont.
Northeast Boulder - City is less densely populated than the rest of the City of Boulder. It is home to some garden-style office complexes and light-industrial parks. The Boulder Municipal Airport is also located in this area.
Along the southwest corner of Northeast Boulder - City you will find the redeveloped 29th Street Mall as well as the Crossroads Mall where Whole Foods Market and other stores are located. You will also find a variety of non-chain restaurants and espresso bars located through-out this area.
The Foothills Parkway dissects Northeast Boulder - City and provides convenient access to Hwy 36 enroute to the Denver Metro Area. You can find many affordable condo complexes in this area as well as some new condo developments.
Just north of the northern border of Northeast Boulder - City, you will find the Boulder Reservoir with boating, swimming, miles of walking / hiking and biking pathways -- even sailing classes! Click for photos and more...
Northeast Boulder - Gunbarrel
When Northeast Boulder - Gunbarrel was developed, large tracts of land were available at affordable prices compared to central Boulder. Real estate prices are still lower today in Gunbarrel then they are closer in to Boulder.
During the last tech-boom, many Silicon Valley giants spawned Colorado campuses some which located to the Northwest Boulder - Gunbarrel area with many of the employees living in the area. Otherwise, the Gunbarrel area is a bedroom community to Boulder. It is within the city limits of Boulder and within the Boulder Valley School District.
Just west of the western edge of Gunbarrel, you will find the City of Boulder Reservoir with boating, swimming, miles of walking / hiking and biking pathways -- even sailing classes.
Surrounded by ranch land on three sides, Northeast Boulder - Gunbarrel has a distinct country feel, yet it is home to the membership-only Boulder Country Club. The people living in Gunbarrel wouldn't trade their view of the Rocky Mountain Front Range for anything! Click for photos and more...
Northwest Boulder
Northwest Boulder, known as "NOBO - North Boulder", is a mix of traditional and avant garde architecture. Traditional architecture is represented by the massive Wonderland Hill area. Developed primarily in the 1980's, it includes stunting Wonderland Lake designed as an integral part of Boulder's eco-system. A walking / biking pathway circles Wonderland Lake and spawns several additional trailheads west into the foothills of the Rocky Mountains.
The avant garde side of Northwest Boulder can be found further north in the area that is becoming known as "Uptown Broadway". The most vivid example of this architecture can be found in the Holiday Neighborhood. It is a mixed-use concept with small business spaces integrated within the neighborhoods. The acupunturist may be living in the condo directly above their first-floor office as an example. The Dakota Ridge development in this area offers traditional architectual elevations, but the density is purely new urbanism.
Just east of the eastern border of Northwest Boulder, you will find the Boulder Reservoir with boating, swimming, sailing classes, and miles of walking, hiking and biking pathways.
The friendliness of the area is reflected in the many non-corporate neighborhood cafes, ice cream parlors and espresso bars through-out Northwest Boulder. NOBO residences love where they live, whether traditional or avant garde! Click for photos and more...
South Boulder
The South Boulder area ("SOBO" to the locals) is home to several federal research laboratories where the research includes the study of sun spots, tsunamis, global warming and the development of the atomic clock . It is not surprising that Boulder has one of the highest ratios of PhD's per capita in the nation. Many professionals make South Boulder their home.
Bike paths, recreation center, massive Harlow Platts Park and Viele Lake, trendy shops, Flatiron Mountain views and more. An area highlight is close access to various trailheads leading into the foothills of the Rocky Mountains.
SOBO is family-friendly with its park, rec center and close proximity to neighborhood schools. In many cases, children are able to walk to their school.
Those that live in South Boulder don't understand why anyone would live elsewhere in Boulder! Click for photos and more...
Southwest Boulder & CU Boulder
The Southwest Boulder & CU Boulder area is dominated by the 30,000-student University of Colorado at Boulder's two-campuses and scientific research park. Legally, CU is not a part of the City of Boulder, rather its own pseudo-governmental entity. While CU attempts to live in harmony with the City of Boulder, it does have its own agenda, police department, justice center, etc.
Many of the condo complexes in this area are predominately occuppied by students -- some owned by students/parents, others by investors. You will find pleasant non-student condo complexes in this area that attract professors, scientists and other professionals. It is easy to distinguish the student versus non-student condo complexes.
CU Boulder is an old majestic campus. Large landscaped open areas and very traditional "old school" architecture give an "East Coast Ivy League" feel to the campus. It is easy to understand CU Boulder's national popularity. For those students that enjoy winter sports, the Colorado Rockies' ski areas are only two-hours away!
The student area cafes and bars are located in the area known as "The Hill". Many students walk the extra few blocks to the Pearl Street Mall for their weekend sushi and libations.
If you are a student, have a student family member or are looking for real estate investment property, this area is uniquely suited for you! Click for photos and more...
West Boulder
When Boulder was first settled in the 1860's to 1880's, it was West Boulder next to the foothills of the Rocky Mountains where the residents choose to live. Trees planted over 100-years-ago line many of the streets at the west end of Boulder. This area is also at the mouth of namesake Boulder Canyon and Boulder Creek.
The pedestrian Pearl Street Mall is just to the east of West Pearl. The residence of West Pearl don't care all that much -- they have their own "West End" with their own cafe's and shops. Less crowded with more local patrons, the West End is quaintly appealing.
The condo complexes in West Boulder include some built at the turn-of-the-century as well as modern luxury condos and everything in-between. Many choices, many price ranges.
West Boulder feels like a community onto itself with quite a historic heritage. To a West Ender, this is quintessential Boulder living! Click for photos and more...

INVESTMENT & STUDENT CONDOS
Home to the 30,000-student University of Colorado, numerous Federal Research Laboratories and a high-tech industrial base, Boulder is an attractive location to purchase real estate investment property. The Boulder housing rental market is double that of the national average as a result of University of Colorado student housing demands and limited affordable housing alternatives.
If you are a student looking for student housing or you have a family member attending CU, perhaps owning your living space while in school offers a better financial result over your college career.
RETIREMENT CONDOS
With its fresh air, clean water, scenic beauty, endless days of sunshine and host of outdoor activities, Boulder is a desirable and highly-ranked retirement destination.
In deciding upon your retirement home, proximity to the services that you want and the activities that interest you are important. Accessibility, proximity of parking and a ground-level location may be important considerations as well.
